BUYING PROPERTY IN NORTHERN CYPRUS

Buying property in Northern Cyprus is far easier than you might think. What to do before buying property in Northern Cyprus;

  • Do some thorough research about the island and decide in which part of the island you prefer to invest in Northern Cyprus and live.
  • The major areas to be invested in are Kyrenia, Esentepe, Long Beach, and Famagusta
  • Make sure you have prepared your finances accordingly.
  • Consult your estate agent in Northern Cyprus regarding your investment.
  • You should know in advance that each foreign individual has the right to own only 1 property in Northern Cyprus

Electric Connection: £ 300

Water Connection: £ 200

White Goods: £ 1,500 - £ 2,000 (if needed)

Aır Conditioners: £ 1,000 - £ 2,000 (if needed)

Furniture: £ 2,000 - £ 5,000 (depending on size)

Monthly Maintenance Fee: £ 50 - £ 125 (per month)

Annual Property Tax: 3 TL (per m2)

EXPENSES WHEN BUYING PROPERTY

Expenses When Buying Property in Northern Cyprus;

  • 5% VAT: Calculated based on the value of the property written on the contract
  • 3% Sales Tax: Calculated by Land Registry Office based on assessed value
  • 0,5% + £ 40 Stamp Duty: Payable to Land Registry Office based on contract value
  • £ 1.500 Lawyer’s fee: to follow up your buying procedure.
  • Infrastructure fee: £ 1,000 - £ 3,000 max
